What is a Desiccant Dehumidifier & What are the Advantages of Using One

Air contains water vapor, also known as humidity. Too much or too little humidity can be harmful to the human body and to the indoor home environment. An ideal indoor humidity is between 40% and 60%. Because mold grows where there is a lot moisture, running a dehumidifier in the areas of your property that have experienced water damage or that are naturally damp, such as a basement, can decrease the occurrence of mold by transforming the damp area into a dry area after only a couple of days. 

What is a Desiccant Dehumidifier & How Does It Work?

Desiccant dehumidifiers are an alternative to common dehumidifiers. Unlike the common dehumidifier, which works by compressor and refrigerant, desiccant dehumidifiers are made up of five components, which do not include compression or a refrigerant: the desiccant itself, a rotor, a condenser, a heater, and one or more blowers.

The desiccant itself is a chemical that ADsorbs, versus absorbs, moisture. Adsorbing is holding onto the molecules of a gas or liquid as a thin film on the outside surface. Simply put, the desiccant pulls the moisture from the air and then releases it when heated. The rotor, or the rotating drum, is made up of corrugated layers, as well as flat sheet layers coated with the desiccant. The moist air is filtered through this desiccant rotor, which processes the warm humid air, absorbing the moisture. Then, the heater warms the humid air, which then condenses at room temperature and drips into a bucket.

Basically, the blower pulls in the humid air; the rotor absorbs the humidity; the heater dries out the air; the remaining moisture condenses into a collection bucket. It’s a mechanical process with no harmful exhaust.

Since we here at SERVPRO of Katy/Cypress specialize in large scale losses, how about we go over some of the work that we have done with commercial properties. Let’s start with hurricane Harvey. In case you were living under a rock during September of 2017, Hurricane Harvey came through and pretty much destroyed our wonderful city and most parts of southeast Texas. When the time arrives, and you need to call your friendly professionals at SERVPRO of Katy/Cypress, don’t be afraid to ask question about our equipment. We at SERVPRO are educated and proud when it comes to the equipment we use on small and large losses. One of the pieces of hardware we use is a wet/dry abrasive blast system. Abrasive blasting is an effective cleaning method for fire and smoke restoration, mold mitigation and remediation, graffiti removal, surface prep and cleaning and odor elimination. The wet/dry abrasive blast system uses compressed air mixed with an abrasive material to provide a pressurized stream of media capable of cleaning a variety of surfaces. The blast gun and hose have integrated wet/dry connections allowing for Low Dust Emission blasting when its needed. All SERVPRO technicians are required to wear proper (PPE) or personal protective equipment while operating this unit. This machine is required to be emptied and clean after every use. This is one of many pieces of equipment that SERVPRO use on large commercial losses.

SERVPRO technicians arrive on site in many different conditions. We have tools that we use on all kinds of jobs, large and small. One of these tools is known as a circuit breaker finder. They are used to locate circuit breakers and test receptacle wiring. SERVPRO uses this device locate branch circuit breakers without flipping breakers to other circuits, to confirm proper wiring and to test ground fault receptacle operation. In layman terms, its gives the technicians the ability to finder the proper breaker with hurting themselves or causing more damage to the situation. This is correctly done by, plugging the transmitter into the outlet and trace for correct breakers at the electrical box. Transmitter injects a signal onto circuit which can be detected by the receiver. The receiver will beep when the signal is detected. The transmitter will also read receptacle wiring and test (GFCI) or Ground Fault Circuit Interrupt, conditions. These are one of many tools used by the professionals at SERVPRO to better insure the safety of the technicians and the civilian crews on site.

When we perform restoration on a residential property it is extremely important to us because someone has invited us to their house to make it livable again. Usually there are very important things around the house that have high sentimental value. They must live here or are staying in a hotel. They want us to finish our work as soon as possible. Having said how important residential properties are commercial properties are important too. These properties are a source of income for people. So everyday this place must be closed due to our work is a day they didn’t make money plus they are paying for our services which cannot be fun as well.

Let’s go over some of the work that we do on commercial properties and do some scenarios. Recently; hurricane Harvey hit Houston, Texas and devastated our city. There were a lot of commercial properties that were closed due to the hurricane. I actually remember that the McDonalds was open next to my house and I could not believe it. It was so nice to go to a place to get hot food. Having said that we (SERVPRO of Katy Cypress) did a lot of work on some commercial properties. There were schools, businesses, and government buildings flooded. I know of one school that is still closed due to the flooding and this is devastating. These kids will be going to school well into the summer. There are businesses that have gone out of business due to the flooding because they just could not recover from the lack of cash flow. I know Drink Houston is out of business for good.

This shows the importance of timeliness for restoration on a commercial building. WE (SERVPRO of Katy Cypress) work by the one four eight policy. This means that we will have you in contact with us within an hour, be on site within 4 hours, and have a full scope of services within eight hours. Timeliness is key. We also use a time and materials software that is second to none. This helps us keep the client aware of everything that is going on and helps us mitigate costs to keep the cost of our job as low as possible. So, if you have a business and a disaster happens just remember a couple of key things. First you need to get this fixed as soon as possible. Second you need to use a trustworthy company that will be able to handle the size of this job (ask your insurance agent who you should use). Lastly, you are not going to fail if you have a plan and stick to it.

SERVPRO of Katy Cypress and Champions 1960 Desiccant dehumidifiers have many applications in restorative drying, but they are most commonly used to dry materials such as hardwood floors,  and lathe walls, or other dense material. Desiccant effectively accelerate drying inside walls when used in conjunction with air movers. Desiccant dehumidifiers depend upon a chemical attraction to remove water from air. They produce the lowest vapor pressure of any dehumidifier. Moist air passes through a desiccant rotor collecting on silica gel material embedded on rotor. They are for indoor use only and do not operate at air temperature over 120 f. Avoid damages or clogging of rotor, always operate with clean Merv 8 filter. They operate vertically or horizontally , if necessary, use extension cords with minimum 6 AGE rated not less than 9600 watts.

When a commercial property has a pipe burst it is different than when a house or a residential property has a pipe burst. Inside this commercial building you have much more space for the water to run. A huge property is now flooded. Not only is this huge property flooded but it is also now closed for business. Every single day that this place is flooded and closed is a day of potential money lost as well. That is why we, at SERVPRO, use desiccant dehumidifiers. These dehumidifiers are larger and dry at any temperature more efficiently than your regular lgr dehumidifiers. If you have a business make sure that you understand the difference between these types of dehumidifiers.               Last year had an unprecedented amount of rainfall. All across the world had the same problem; too much precipitation. If you looked in any part of the world you saw rainfall and floods being a problem. There were flood problems in France. Hurricanes in the Pacific Ocean and the eastern side of the world. There were hail storms in the north and rainstorms in South America. Luckily Houston didn’t get any storms. If only that were true. Houston had the giant rainstorm that everyone knows about last year but there were also many mini floods (in comparison to the flood that wreaked havoc on the city of Houston, Texas) that happened throughout the year.


Here at SERVPRO of Katy Cypress, we specialize in water restoration, fire restoration, mold remediation, and any type of cleaning that you could ask for. Having said that we were shocked with the amount of rain and storms that hit the city. With all of this water we were up to our eyeballs (metaphorically) in water and work. As SERVPRO of Katy Cypress, we were well equipped to handle this amount of rainfall. The hidden variable in the precipitation and flood problem was the amount of construction and building that is occurring in the greater Houston and Katy, Texas area. Where there use to be grass and trees and dirt there is now concrete and streets.


If you have ever poured water onto sand or soil you know that the water goes into the soil. This is a basic principle in farming. If you have ever poured water onto concrete, you see that it doesn’t get absorbed by the concrete. It flows like a river. That is a basic principal of what a liquid does. So, while we are part of this community and are ecstatic about the growth and development of the schools and businesses it also causes a problem for water flow.

Schools Out Part II


That’s where SERVPRO of Katy Cypress and Champions 1960 comes in. We as a company specialize in water restoration and fire restoration. We saw a lot of business and houses that have never had a flood or water damage get flooded and they did not know why. While preparation is key there is little you can do when water starts to reach your doorstep. A few things you can do are move your electronics and valuables to higher ground. Take a profile of your building to know where these valuables are, where the utility shut offs are, and where an escape is just in case a fire happens. Next have our (SERVPRO of Katy Cypress and Champions 1960) number saved to your phone so you can call us as soon as possible so you can get the process of the restoration started as fast as you can. Timing is everything.


Now we (SERVPRO of Katy Cypress and Champions 1960) were getting calls from businesses constantly that have never had this problem (floods and water damage). One of the commercial buildings that called us was a school that is going to remain un named. They called us during the week before spring break last year saying they had a flood and that it was a first time something like this has ever happened. This school was also having another wing added to the school and having a lot of construction done to the school building. With all of this happening the soil was now concrete. This concrete acted as a highway for the water to go straight into the school building.


              Once the school gets the construction finished the water wont flow right into the building but while it is being done it will continue to receive flood damage when it rains like it did that week. After doing a walk through with the school we found that there was a lot of dirty water in the entire left side of the school.

As a water restoration company (SERVPRO of Katy Cypress and Champions 1960) we did what we always do. We did a walkthrough and found the point of origin. We used a moisture detector to detect all the moisture in the building and found where the building did not have water damage. Knowing that this was CAT 3 water we knew that we were going to have to remove porous contents and see what was restorable and what was not restorable.  There were plenty of porous materials that were restorable. Most notably were the books. There were hundreds if not thousands of books that received water damage from the flood. Luckily, we have the perfect tool for that. We use a freeze dryer that uses sublimation to dry paper. Carpet had to be torn out. Dry wall was soaked. We removed these porous materials and restored all the restorable materials.     


              After that the next step is to perform laser measurements of the building to determine how much drying equipment is needed. This is the easy part that we enjoy because while we take pride in our work in helping our community it is still hard work. Measuring a building is easier than ripping out carpet. Having said that this is possibly the most important part because it determines the exact amount of drying equipment that is necessary.


              The school was dried so quickly that the kids didn’t even have to miss school (I’m sure they appreciated out fast work). We dried the school quickly and safely. We restored the restorable materials and helped keep kids in class. Here at SERVPRO of Katy Cypress and Champions 1960 we take pride in our work and our chance to help the community. Whether it is a small carpet clean or it is a giant flood at a school we will do our best work on the job. We will restore the job and make it look like a flood didn’t even happen.

Commercial Water Damage Strikes Again

The unfortunate tenants of this high-rise building came to work one morning to find standing water in their office. I'm sure you are asking yourself "how in the world could something like this happen on the 17th floor of a building"?

It can happen to any building at any time and this monster sized water damage occurred after one urinal on the 19th floor malfunctioned. That is correct, ONE urinal! Water flows downhill and this building is now all too familiar with that basic law of physics.

The good news for them is that SERVPRO of Katy/Cypress was called and our crews have been working day and night to restore the property to its original state, and it only required 5 days of drying. Go Team!
