Understanding Mold

Both mold and mildew are attracted to moist warm areas, where they can grow and spread easily; such as food, walls, ceiling, showers, etc. Mold is usually fuzzy or slimy in appearance and shaped in spots that can have different colors, such as blue, green, yellow, brown, grey, black or white. Mildew on the other hand can be described as a specific type of mold, and has a flat growth that remains on the surface and can be easily removed. Mold can be helpful to certain types of gardeners and or farmers. Molds help breakdown dead plants and animal to add nutrients to the soil. Leaf mold can improve the moisture levels in some soils. These can be proven when you add mulch to your landscape or garden. Another thing that mold is good for is eating. Some molds are used to make certain kinds of cheese. See, not all mold are bad. This hurricane (hurricane Harvey) devastated Houston, Texas. Not only did this hurricane fill our city with water but it filled us with so much water that we had to purposefully empty our reservoirs and flood more of our city through this. This made it so some of our neighborhoods were under water for weeks. By the time the water receded these houses had saturated in water for as long as 14 days. As a restoration company, we did everything we could to dry properties. Mold has grown all over the city and while it is fixable it is still something that needs to be handled properly. So how do you handle mold if you find it in your property? This is a multi-step process that is not hard but it needs to be done correctly.

The first thing you need to do is try and handle the job as a water restoration job if your house floods. The reason for this is you may be able to nip it in the bud if you get the moisture out of your house. Call your insurance agent and tell them what has happened and they will recommend a restoration company to you to use. At this point they will spray your house down with anti-microbial and dry your house out. If mold is still a problem at this point then you now must handle the mold inside of your house. So as of right now you have had your house treated for moisture, which means the affected porous materials have been removed and your house has been sanitized and dried. The problem is you still have visible mold.

At this point you have mold inside of your property and you need to get it handled. First thing is you need to get a report made by an industrial hygienist. There are plenty of “mold inspectors” that you can use. You can either call your insurance agent and ask for one, check out a website like google and find one, or you can ask the restoration company to recommend one to you that performed the water restoration on you house. Once you have an industrial hygienist you have them come to your house and they will check your house for mold, what type of mold, and how to mitigate the mold and make your house back to normal. When in doubt you can always call your insurance agent and ask them questions and they should have the answer for you.

So now you have a report done by your industrial hygienist. The next step is to get a restoration company to come out to perform mold mitigation. You can do this by either using the restoration company that performed the water restoration on your house, find them using a website like google, or call your insurance agent and they should be able to give you a restoration company that they know and trust. At this point the restoration company will come out and find all the affected areas with their expertise and using the report supplied by either the home owner or the industrial hygienist. Using the proper mold mitigation steps the restoration company should be able to make your house back to normal and get your life back on track!

Some fun facts that every person should know about mold before calling the professionals in. Outdoor mold exists nearly everywhere. Most likely, every home has mold somewhere. Not all mold is harmfully toxic but it can certainly cause allergy problems. Mold helps break down, or decompose, organic material. Mold growth in a home is not limited to flooding & water damage – any exposure to moisture such as a lawn sprinkler, condensation, steam (as from an unvented shower in the bathroom) or periodic leaking that is not attended to will foster the growth of mold. And your homeowner insurance may specifically exclude coverage for damage directly related to mold.

            As you can see, mold in general is not the most exciting thing on the planet. At least I would rather watch mold grow then watch paint dry. When it comes to mold, don’t try to be a self-proclaimed expert, just call in the professionals. Dehumidifiers are sometimes used on mold remediation jobs

Dehumidifiers are used to reduce moisture levels in the air and accelerate the drying process in water restoration. This balanced drying system is best achieved when the rate of dehumidification exceeds the rate of evaporation. The dehumidifiers precool incoming air before it passes over a cold evaporator coil 20 to 30 degrees below dew point. The cold coil condenses water vapor into water that drains into condensate pump and is removed by automatic pump out system. Each of these systems fill a specific need for the professional restorer. Conventional refrigerant dehumidifiers are most common type of portable dehumidifiers in the restoration  industry. They remove water from the air through the process of condensation and more efficient in higher humidity conditions. The ideal temperature (90*f /21*c ) is optimal when humidity is high. The lower temperature (70 f/32 c)is optimal when humidity is low. While conventional refrigerant are not capable of providing significant water removal once the humid goes below 40 GOP.Dehumidifiers are for indoor use only.

      High Efficiency Particulate Arrestance. That is what the acronym HEPA stands for. What is a HEPA vacuum? How does it work? What makes it different and more special than other vacuums.


      When approaching things such as mold, led, or asbestos you must use a HEPA vacuum. It is for indoor use only and takes out 99.97% of the particulates in the air. It is the most efficient vacuum you can find. Inside a HEPA vacuum is 5 filters including a HEPA filter.


      When on a job, you can combine a HEPA vacuum with an air scrubber to completely control the debris in the air and help eradicate the mold on a property. After cleaning the walls and vacuuming the walls and floors with an air scrubber running you are usually almost done with a mold job. Without a HEPA vacuum it would be impossible.

              When working a mold remediation job as a SERVPRO representative we have a procedure that we must follow. The first step is getting the call and getting out to the customer’s house. The next step is to locate the affected areas. After we have located the affected areas we are going to contain the areas that are affected so the work that we do will not spread to unaffected areas. If you do not do this then the spores will spread, all over the property and the work you do will only hurt the job. Next you want to create negative airflow via an air scrubber and containment. This air scrubber will clean the air as you clean the walls and floors and ceilings. Next you will HEPA vacuum the affected area. If this does not work, then we will cut out the affected areas. Lastly, we clean the affected contents and get the property back in order.

While it is nothing to panic over it is also something that should always be in the back of the mind of a water restoration company located in Houston, Texas. Here are the steps that you must take in a mold/water restoration job.


          First you must receive the phone call from the client and find out the proper information about the property. Asking questions on whether or not there has ever been a water loss at the property are important steps to know whether or not there is secondary damage or mold inside the property. Once we have received the phone call now we have to get our teams out to the property as soon as possible. Luckily, we (SERVPRO of Katy Cypress and Champions 1960) are certified and experts at mold mitigation and water restoration so we know what we need to do once we get to the water loss.


          Once our teams arrive on the scene we now need to find the point of origin for the damage and the total affected area of the water/mold loss. If we are arriving on a water loss then we are looking for where the water entered the property. We need to know where the water came in and how much affected area there is. Also we need to know how long the water has been here and how long it has been sitting. If the water has been sitting for 72 hours or more then mold has a chance of growing. This is a concern of our because if mold has taken over the loss then taking care of the job is now a different beast.

Mold Remediation Part II


          When treating a water loss timing is key. We need to get the house dry as soon as possible to make sure that mold doesn’t grow. We will find the point of origin and then locate all of the affected area. Then we will remove porous materials if the water is dirty. After that we use laser measurments to determin how much dehumidification and air movers are necessary to thouroughly dry the property. After that we will spray the affected area down with EPA registered anti microbrial to make sure that mold will not grow (secondary damage) after we leave. If we do all of these steps then the property is safe and is ready for reconstruction.


          When showing up to a mold job it is a little different. We first have to locate all of the affected area. Then we will block off the affected area and make sure that the contaminated area cannot leave into other areas of the property. After that we bring in an airscurbber. Air scrubbers are a machine that has multipler filters inside of it including a HEPA filter. HEPA filters take out 99.97% of particulates out of the air. They are the only filter that are capable of doing this in the market. An air scrubber sucks in the air and then pushes it through the filters inside it and then blows it out the other end. We use laser measurements to determine how much air scrubbing is necessary for the affected area. Then we begin to use HEPA vaccumes on the walls and floors and ceilings to start removing the mold spores. After that we will clean the walls, floors and ceilings. Lastly, if this is not working then we will begin to remove the contaminated pieces and safely remove them. Take a look at Part III for more information!

          While this is going on we are also cleaning the contents if necessary and possible. Restoring contents and inventorying them is a big part of what we (SERVPRO of Katy Cypress) do as a company. It is the reason why we are so valuable.           Some things that we do while we are working are taking pictures of all of our work constantly. This proves that there was actual damage and that the work that was done needed to be done. This also helps you get the money you need for replacement if necessary. Another thing we do is we get signatures on all of the work that we are going to do. This helps protect you from damage to your property that doesn’t need to happen and also makes sure that you, the client, is well informed and aware of everything that is happening to your property. Once everything is done we make sure that we get a signature on your happiness of our work. If you are not happy then this gets you the chance to tell us why. At the end of the day we will make sure that you are happy with our work.


          Once this is all done the house is safe to rebuild on and safe to live in. Serious Mold Growth

Mold can be found both indoors and outdoors in places with high levels of moisture, such as leaks around pipes, windows, or roofs. If flooding has occurred and saturated your home, mold will also grow in drywall, dust, upholstery, and carpet, just to name a few.
